What types of residential projects do you design?
We prepare permit-ready drawings and design documentation for ADUs, garage conversions, detached garages, home additions, backyard offices, guest houses, workshops, structural modifications, foundation upgrades, roof framing changes, wall framing changes, and residential MEP layouts.
Do you provide full permit drawing packages?
Yes. We can prepare coordinated permit packages that may include architectural plans, elevations, sections, site plan information, foundation plans, wall framing plans, roof framing plans, structural details, MEP layouts, structural calculations, seismic design notes, and plan check revision responses.
Can you help if I only have a rough sketch or idea?
Yes. We can start from a rough sketch, hand drawing, photos, old plans, property information, or a basic written description. Clear dimensions, site photos, and project location help us prepare a more accurate scope and quote.
Can you work from existing drawings?
Yes. We can review and update existing drawings, including architectural plans, structural drawings, garage plans, ADU plans, framing plans, MEP layouts, or city-marked correction plans.
How long does a project take?
The timeline depends on the size and complexity of the project. A simple drawing update may be faster, while a full ADU, garage conversion, structural package, or plan check resubmission may take longer because it requires coordination, calculations, and detailed drawings.
What causes delays in the design process?
Common delays include missing dimensions, unclear site information, incomplete existing drawings, missing survey information, unclear permit comments, changes in project scope, and local building department requirements that were not available at the start.
Can you work with my contractor or architect?
Yes. We can coordinate with homeowners, contractors, builders, architects, designers, permit expediters, and other consultants to help prepare a complete and consistent drawing package.
Do you help with city or county correction comments?
Yes. If your permit application has already been reviewed and you received plan check comments, you can upload the correction letter. We can revise the drawings, update calculations, address missing details, and prepare response notes for resubmission.
